RE: Proposed Deduction from your Tenancy Deposit — Property at ________

I write further to the termination of your assured shorthold tenancy of the property at the address set out above (the “Property”), which commenced on ________ and ended on ________ (the “Tenancy”), governed by the tenancy agreement dated ________ (the “Tenancy Agreement”).

The purpose of this letter is to set out the deductions which I, as Landlord, propose to make from the tenancy deposit of £________ (the “Deposit”) which you paid at the commencement of the Tenancy.

1. Protection of your Deposit

In accordance with sections 213 to 215 of the Housing Act 2004, the Deposit has been protected in the following Government-authorised tenancy deposit protection scheme: ________, under reference number ________. The prescribed information required under section 213(5) and (6) of that Act was provided to you on ________.

2. Proposed Deductions

I propose to retain the sum of £________ from the Deposit in respect of arrears of rent which remain outstanding for the period of ________. Under clause ________ of the Tenancy Agreement you are obliged to pay the rent as and when it falls due, and the Tenancy Agreement entitles the Landlord to apply the Deposit towards any rent lawfully owed but unpaid at the end of the Tenancy.
