4. I have carefully considered the reasons for the proposed deductions set out in your letter of ________. I do not agree with your decision and wish to challenge it on the following grounds:

5. As regards any alleged rent arrears, I have made all rent payments promptly as required by the tenancy agreement (see clause ________). I have enclosed proof of all rent payments. Should you contend that any rent remains unpaid, please provide full particulars, including the periods and amounts said to be outstanding.

As regards any alleged damage to the property, I would remind you that you are not entitled to make deductions for fair wear and tear arising from the reasonable use of the property over the period of the tenancy. I refer you to the check-in and check-out inventory reports, and I invite you to identify, by reference to those reports, any damage that you say goes beyond fair wear and tear.

7. Under the Housing Act 2004 and the associated tenancy deposit protection requirements, the burden of demonstrating that deductions are justified rests with you as landlord. I therefore request that, within 14 days of the date of this letter, you provide me with copies of all invoices, receipts, estimates, photographs and other documentary evidence relied upon in support of each proposed deduction.
