RE: Notice demanding payment of arrears of rent together with interest/late fees and, in default thereof, termination of tenancy and delivery of vacant possession of the demised premises.

Dear Tenant(s),

Under instructions from and on behalf of my client/the undersigned, ________ (hereinafter referred to as the "Landlord/Lessor"), I/we do hereby serve upon you (hereinafter referred to as the "Tenant/Lessee") the following notice:

§ 1. The Tenancy

1.1 That you hold and occupy the premises hereinafter described under and by virtue of a Lease and License Agreement dated ________ (hereinafter referred to as the "Lease") executed between the Landlord and the Tenant, at an agreed monthly rent of Rs. ________/- (________) exclusive of applicable charges, payable on or before the ________ day of each calendar month.

1.2 The premises so demised and in your possession are situated at: ________, ________, Andaman and Nicobar Islands-________ IN (hereinafter referred to as the "demised premises").

§ 2. Default in Payment of Rent

2.1 That in breach of your obligations under the Lease, you have failed and/or neglected to pay the rent in respect of the demised premises for the period from ________ to ________, which sums have fallen due and remain outstanding notwithstanding repeated oral demands.

2.2 As on the date of this notice, you are liable to pay to the Landlord the aggregate sum, inclusive of interest and/or late fees computed in accordance with the Lease, amounting to Rs. ________/- (________).

§ 3. Demand for Payment

3.1 You are hereby called upon and required to pay to the Landlord the entire outstanding sum of Rs. ________/- (________), together with any further rent and charges that may accrue, within a period of ________ days, computed from the date of receipt of this notice.

3.2 Payment shall be made by way of ________ to the Landlord at the address mentioned hereinbelow or to such bank account particulars as are set out herein: ________.

§ 4. Termination and Delivery of Possession

4.1 In the event you fail and/or neglect to make payment of the full amount aforesaid within the said period of ________ days from the receipt of this notice, the Lease shall, by virtue of this notice, stand determined and terminated upon the expiry of the said period, and your continued occupation thereafter shall be that of a tenant holding over without authority.

4.2 Upon such termination, you are called upon to vacate, quit and deliver peaceful, quiet and vacant possession of the demised premises to the Landlord, together with all keys, fixtures and fittings, in the same condition (reasonable wear and tear excepted) as received, on or before ________.

§ 5. Consequences of Non-Compliance

5.1 Take notice that in the event you fail to pay the full outstanding amount of Rs. ________/- (________) and/or fail to vacate and deliver vacant possession of the demised premises within the time aforesaid, the Landlord shall be constrained to initiate appropriate legal proceedings against you before the competent court/authority having jurisdiction at ________, for recovery of arrears of rent, mesne profits, interest, eviction and vacant possession of the demised premises, and all other consequential reliefs.
