GIFT DEED

This GIFT DEED is made and executed at ________, Andaman and Nicobar Islands, on this ________, BY;

________, Govt. ID ________, aged ________ years resident of ________ (hereinafter referred to as the "Donor" which expression shall unless repugnant to context and meaning hereof mean and include its respective legal heirs, successors, executors, nominees, assignees, administrators and legal representatives)

IN FAVOUR OF

________, aged ________ years resident of ________ (hereinafter referred to as "Donee")

WHEREAS the Donor is the absolute Owner and in possession of the residential Property, admeasuring: ________ square meters, situated in: ________ (hereinafter referred to as the "Property"), having acquired the same vide a sale deed dated ________ registered as: ________ at following Sub Registrar Office: ________.

AND WHEREAS the Property is free from all sorts of encumbrances such as liens, charges, claims, liabilities, acquisitions, injunctions or attachments from any Court of Law, gifts, mortgages, demands, notices, notifications, legal disputes, differences, prior sale and flaws etc. and the Donor is fully entitled to dispose of the same.

AND WHEREAS the Donor has great love and affection with the Donee being related as following to the Donee : ________;

AND WHEREAS the Donor has agreed to gift the Property UNTO the Donee and the Donee has agreed to accept the same.

NOW THIS GIFT DEED WITNESSETH AS UNDER:

1. That the Donor does hereby donate/gift the aforesaid Property, UNTO

________, aged ________ years resident of ________

namely the Donee on account of great love and affection with being related as following: ________.

2. That the aforesaid Property under donation/gift is occupied by ________ on a rent of Rs. ________ (________) to be paid: Monthly. The Tenants have been advised to adorn the Donee as the Landlord and to pay the rent in question form today to the Donee.

3. The Possession of the aforesaid Property has been handed over/delivered to the the Donee by the Donor.

4. That the Donee shall become the absolute and exclusive Owner with all rights in the aforesaid Property on and from ________ and shall also enjoy all rights of ownership therein. The Donor shall be left with no right, title, interests or liens whatsoever of any sort/nature in the aforesaid Property henceforth after the execution/ registration of this Gift Deed.

5. The Property is free from acquisition by the Government and has not been notified under Right to Fair Compensation and Transparency in Land Acquisition, Rehabilitation and Resettlement Act, 2013.

7. That the Donee has accepted the gift of the said Property and has also taken over the Ownership and possession of the same from the Donor.

8. That the market value of the above-mentioned Property has been assessed at Rs. ________ (________), as per the circle rates notified by the Government. All facts relating to the market value and chargeability of stamp duty and transfer duty have been fully mentioned in this deed including form 'A' submitted with this deed to the registration authority.

9. That all the expenses of the Gift Deed such as Stamp Duty, registration charges and registration Fees have been borne and paid by the Donor.

11. That the gift made hereunder is irrevocable and the Donor shall not, at any time hereafter, revoke, cancel or annul this Gift Deed or claim any right, title or interest in the aforesaid Property gifted unto the Donee.

12. This deed shall be governed by the laws of India.
