ROOMMATE RELEASE AGREEMENT

BACKGROUND.

A. This Roommate Release Agreement (the "Agreement") is made and entered into on ________ (the "Effective Date"), by and between the following Party who is moving out of their shared dwelling (the "Former Roommate"):

and the following Party who will be remaining in the shared dwelling (the "Remaining Roommate"):

B. WHEREAS, the Roommates are co-tenants at the property (the "Premises") located at:

with the following Landlord: ________.

C. WHEREAS, the Roommates entered into a Lease on ________ (the "Lease"), attached hereto as Exhibit A.

D. WHEREAS, ________ desires to be released from all liabilities and obligations under the lease, and the Remaining Roommate agrees to take full responsibility for all liabilities and obligations under the Lease for the remainder of the Lease term.

NOW THEREFORE, in consideration of the above recitals and mutual promises and benefits contained herein, the Roommates agree to the following terms:

1. ________ is relinquishing possession of the Premises on ________, and delegating all liabilities and obligations relating to the Premises to ________.

2. ________ agrees to assign their rights to any applicable security deposit in the amount of $________ (________) to the Remaining Roommate.
