1. I write in my capacity as the landlord (or as agent duly authorised on behalf of the landlord) in respect of the above Property, which is let to you under the terms of an Assured Shorthold Tenancy Agreement dated ________ (the "Tenancy Agreement"). This letter is sent without prejudice to my rights under the Tenancy Agreement and at law.

2. According to my records, and in accordance with the rent payment obligations set out in the Tenancy Agreement, the following sum of rent is now lawfully due, owing and unpaid:

    2.1 Total rent arrears outstanding: £________;

    2.2 The rent is payable at the rate of £________ per ________;

    2.3 The amount referred to at paragraph 2.1 became due and payable on ________ and remains wholly unpaid as at the date of this letter.

3. I require that the full outstanding balance set out above be paid to me within ________ days of the date of this letter, and that all future rent be paid in full on the relevant due date in accordance with the Tenancy Agreement. 6. Interest may accrue on the arrears in accordance with the terms of the Tenancy Agreement or, where no contractual rate applies, at such rate as may be permitted by law.

7. This letter is intended to comply with the relevant pre-action expectations applicable to possession claims based on rent arrears. I would prefer to resolve this matter without recourse to legal proceedings, and I therefore urge you to contact me urgently to discuss the position.
