§1. Reference to Tenancy
1.1 This notice is issued with reference to the Leave and Licence / Rent Agreement dated ________ executed between yourself ("Landlord/Licensor") and the undersigned ("Tenant/Licensee") in respect of the premises situated at ________ (the "Premises"), let at a monthly rent/licence fee of Rs. ________/-.
1.2 The said agreement was registered before the Sub-Registrar of Assurances under Document No. ________ (where applicable) and is governed by the Indian Contract Act, 1872, the Registration Act, 1908, and the rent/tenancy laws applicable in the State of ________.
§2. Notice of Termination
2.1 In accordance with the notice period of ________ stipulated under the said agreement and as required under Section 106 of the Transfer of Property Act, 1882, I hereby give you formal notice of my intention to terminate the said tenancy/licence and to vacate the Premises.
2.2 The Premises shall be vacated and peaceful possession thereof shall be handed over to you on ________ (the "Vacation Date").
§3. Discharge of Tenant Obligations
3.2 All keys, access cards, and fittings/fixtures belonging to the Premises shall be returned to you on the Vacation Date against a joint acknowledgement.
§4. Refund of Security Deposit
4.1 A refundable interest-free security deposit of Rs. ________/- was paid by me at the commencement of the tenancy.
4.2 You are kindly requested to refund the said deposit, after lawful adjustment (if any) of admitted dues, within ________ (________) working days of the Premises being vacated, by transfer to the following account: ________.
§5. Joint Inspection and Handover
5.1 I propose a joint inspection of the Premises on or before the Vacation Date for the purpose of recording its condition and finalising the handover. Kindly confirm a mutually convenient date and time.
5.2 Please provide any further instructions regarding the return of the keys and the final inspection of the Premises. Kindly confirm receipt of this notice in writing at your earliest convenience.
§6. Reservation of Rights
6.1 This notice is issued without prejudice to and in full reservation of all my rights and remedies available in law and in equity, including the right to recover the security deposit together with interest and costs in the event of default.
6.2 Any dispute arising hereunder shall be subject to the laws of India and to the exclusive jurisdiction of the courts at ________.
