4.3. The matters described in §2 and §3 above constitute, in my respectful submission, a breach of the foregoing statutory and contractual obligations.
§5. Action Requested and Timeframe
5.1. Given the serious nature of the damage and the associated risk to life, health and safety, I hereby formally request that you carry out, or procure the carrying out of, all necessary repairs and maintenance.
5.2. Having regard to the urgency of the situation, I request that appropriate remedial measures be commenced and/or completed within the following timeframe: ________.
5.3. I am willing to afford reasonable access to the Dwelling, upon not less than the notice required under the tenancy, to enable inspection and repair by you or by an appropriately qualified maintenance professional.
