§1. Introduction

1.1. I write to you in my capacity as the tenant of the dwelling situate at the following address (the “Dwelling”), held by me under a residential tenancy commencing on ________:

1.2. The current monthly rent payable in respect of the Dwelling is €________, which is and has been paid in accordance with the terms of the tenancy.

§2. Description of the Defects Requiring Repair

2.1. I regret to inform you that the Dwelling has fallen into a state of disrepair. The damage and defects requiring repair and/or maintenance are as follows:

§3. Risk to Health, Safety and Enjoyment

§4. Landlord’s Statutory and Contractual Obligations

4.2. You are further obliged to ensure that the Dwelling complies with the minimum standards prescribed by the Housing (Standards for Rented Houses) Regulations 2019 (S.I. No. 137 of 2019), including the standards relating to structural condition, sanitary facilities, heating, ventilation, electrical and gas safety, and freedom from damp.

4.3. The matters described in §2 and §3 above constitute, in my respectful submission, a breach of the foregoing statutory and contractual obligations.

§5. Action Requested and Timeframe

5.1. Given the serious nature of the damage and the associated risk to life, health and safety, I hereby formally request that you carry out, or procure the carrying out of, all necessary repairs and maintenance.

5.2. Having regard to the urgency of the situation, I request that appropriate remedial measures be commenced and/or completed within the following timeframe: ________.
