Dear ________:

§ 1. Purpose of this Letter. This letter constitutes my formal written demand for the return of the security deposit in the amount of $________ (________) that I paid to you in connection with my tenancy of the premises described below.

§ 2. The Tenancy. I previously leased residential property from you (the “Premises”) located at:

________

The Premises were leased pursuant to a written lease agreement dated ________, for a term commencing on ________ and ending on ________.

§ 3. Surrender of the Premises. I fully and completely vacated and surrendered the Premises on ________, returned all keys and means of access, and provided you with my forwarding address as set forth at the head of this letter.

§ 5. Demand for Return. I hereby demand that you return the entire security deposit of $________, together with any interest required by applicable law, by mailing or delivering payment to my forwarding address listed at the head of this letter.

§ 6. Statutory Time Period. Under the residential landlord-tenant law of the State of ________ (________), you are required, within ________ days after the termination of the tenancy and my surrender of the Premises, to either (a) return the full security deposit to me, or (b) return the remaining balance together with a written, itemized statement of any lawful deductions.

§ 7. Failure to Comply.
