RE: NOTICE OF BREACH OF TENANCY AGREEMENT IN RESPECT OF THE PREMISES SITUATE AT ________

We write in our capacity as the Landlord / duly authorised agent of the Landlord in respect of the tenancy agreement dated ________ ("the Tenancy Agreement") entered into between yourself and the Landlord concerning the premises described above ("the Premises").

§1. Purpose of Notice. This letter constitutes formal notice to you of your breach of the covenants and conditions contained in the Tenancy Agreement, and an opportunity to remedy the said breach in accordance with the terms of the Tenancy Agreement and the applicable provisions of the law, including, where applicable, the relevant Tenancy or Recovery of Premises legislation of ________ State.

§3. Provision(s) Breached. The aforesaid conduct constitutes a breach of the following provision(s) of the Tenancy Agreement:

§4. Demand to Remedy. You are hereby required and advised to take all necessary steps to cease the said nuisance, remedy the breach, and bring yourself into full compliance with the terms of the Tenancy Agreement within ________ days of the date of receipt of this notice.

§5. Consequences of Non-Compliance. Please be advised that should you fail to remedy this breach within the period stipulated above, the Landlord shall be entitled, without further notice, to exercise all rights and remedies available under the Tenancy Agreement and at law, including but not limited to the service of a Notice to Quit and a Notice of the Owner's Intention to Recover Possession, the determination of your tenancy, the institution of legal proceedings for recovery of possession of the Premises, and the recovery of any arrears, mesne profits, damages, and costs, in accordance with the applicable Tenancy or Recovery of Premises legislation of ________ State.

§6. Reservation of Rights. Nothing in this notice shall be construed as a waiver of any of the Landlord's rights, remedies, or entitlements under the Tenancy Agreement or at law, all of which are expressly reserved.
