GENERAL POWER OF ATTORNEY FOR PROPERTY

This deed of General Power of Attorney for Property is executed on this ________ at ________, Andaman and Nicobar Islands.

BE IT KNOWN THAT,

________, son of ________, resident of ________ (hereinafter referred to as the "First Party" which expression shall unless excluded by or repugnant to the subject or context be deemed to include its legal heirs, administrators and permitted assigns) of the ONE PART

do hereby appoint, nominate and constitute:

________, son of ________, resident of ________ (hereinafter referred to as the "Second Party" which expression shall unless excluded by or repugnant to the subject or context be deemed to include its legal heirs, administrators and permitted assigns) of the SECOND PART as my true and lawful Attorney to execute and/or do all or any of the acts or things or deeds and cause to be done in my name and on my behalf in respect of the land hereinafter mentioned.

WHEREAS:

I am the sole and absolute owner and peaceful possessor of the following:

residential property admeasuring ________ square meters, situated in: ________ (hereinafter referred to as the "Property"), having acquired the same vide a sale deed dated ________ registered as: ________ at Sub Registrar Office: ________.

I am presently residing at ________ and being resident outside India as such I am not in a position to attend to /look after the day-to-day affairs of/maintain the Property effectively. Hence, I appoint the above-mentioned Attorney to do the following acts, deeds and things for and on my behalf as my legal attorney holder.

NOW KNOW YE ALL AND THESE PRESENTS WITNESS THAT I, ________, son of ________, resident of ________ do hereby appoint, nominate and constitute

________, son of ________, resident of ________ as my true and lawful Attorney to execute and/or do all or any of the acts or things or as my true and lawful Attorney in my name and on my behalf to do or execute and/or cause to be done all or any of the acts or things or deeds hereinafter mentioned in respect of the Property, namely:

(1). To hold, defend the possession of, manage to repair and maintain the Property and other immovable properties acquired by me;

(2). To apply for and secure electricity, water and sanitary connections and all other amenities and facilities, whether temporary or permanent and other incidental requirements which may be required in the Property from the concerned authorities and for the said purposes, sign and execute all letters, applications, undertakings, declarations, indemnities, agreements etc., as may from time to time be necessary or as may be required by the concerned authorities.

(3). To insure the Property against damage by fire or other risks as necessary and to pay the premia for the insurance policies;

(4). To pay or make allowance to pay all taxes, rates, assessments, charges, expenses and other outgoings that are payable with respect to the Property;

(5). To prepare, sign and file declarations, statements, applications, and returns in connection with the possessing, dealing with and managing the Property as may be required before any government authorities.

(6). To sue in my name and on my behalf any person/company/firm etc. in any court of law or other governmental/statutory/quasi-judicial or governmental agencies to protect my existing and/or future interest/rights/claims etc. in and over the Property.

(8). To apply for and avail loan/financial assistance from any financial institution/banks/Co-operative society etc. for the development and/or betterment of the Property and for the said purpose mortgage, a deposit title deed, create a charge on, the Property as security for due repayment of such loan.

(9). To execute, sign, acknowledge, and issue all necessary documents/papers etc (including but not limited to mortgage deeds, deposit of title deeds, documents creating charge bond letter) necessary for the purpose of securing/availing such financial assistance/loan from banks, financial institution, co-operative societies etc. to their satisfaction.

(10). To appear and represent me before any government department, municipal corporation, local authority, revenue authority, registrar or sub-registrar of assurances, and to sign, execute, present for registration and admit execution of any documents, deeds, writings or instruments in respect of the Property as may be necessary and proper;

(11). To receive and recover rents, profits, income and other dues payable in respect of the Property from any tenant, occupant or other person, to grant valid receipts and discharges for the same, and to let, lease or license the Property on such terms and conditions as my said Attorney shall think fit and proper;

GENERALLY, to do all such act/s, deed/s, matter/s or thing/s whatsoever my said Attorney, under the power in that behalf hereinbefore contained, shall lawfully do, execute, or perform in the exercise of the power, authorities and liberties hereby conferred upon, under and by virtue of this Deed.

FURTHER GENERALLY to do all such acts, deeds, matters and things as may be necessary as my Attorney shall think fit and proper, notwithstanding no express power or authority in that behalf is hereinabove provided.

Provided that all such actions relate exclusively to the Property and its management thereof;
