RESIDENTIAL LEASE AMENDMENT AGREEMENT


This Lease Amendment Agreement (hereinafter referred to as the "Agreement") is effective as of ________, by and between ________, a corporation incorporated under the laws of Ontario (hereinafter "the Landlord"), and the Tenant, ________ (hereinafter "the Tenant").

The Landlord and the Tenant are hereinafter referred to as the "Party" and collectively as the "Parties".


RECITALS

WHEREAS the Tenant is the current tenant of a residential property (hereinafter referred to as "the Property") located at the following address, owned by the Landlord:

AND WHEREAS the Landlord and the Tenant wish to amend the terms of the original Lease Agreement (hereinafter "Lease"), subject to the terms and conditions set forth herein;

NOW THEREFORE, in consideration of the obligations and covenants contained herein and any other valuable consideration, the receipt and validity of which are hereby acknowledged, the parties hereby covenant and agree as follows:


Article 1 - AMENDMENT

The Landlord and the Tenant hereby agree to amend the Lease as of the effective date, above:

Article 2 - NO ADDITIONAL CHANGE

The amendment described above is the one and only amendment to the Lease and, unless expressly provided otherwise, all terms and conditions of the Lease remain the same and are in full force and effect.

Article 4 - GENERAL PROVISIONS

4.1. Binding: This Agreement is for the benefit of and against the respective successors, assigns, heirs, executors and/or administrators of both parties.

4.2. Miscellaneous: If any part or sub-part of this Agreement is found to be invalid by court order, judgment or other legal provision, the remaining parts and sub-parts of this Agreement shall remain valid and enforceable to the maximum extent possible.

4.3. Governing Law: This Agreement shall be governed, interpreted and enforced by the laws of Ontario, and the federal laws of Canada applicable therein.
