NOTICE OF REDUCTION IN RENT

Residential Tenancy Agreement dated: ________


Dear ________,

I refer to the residential tenancy agreement (Agreement) entered into between ________ (Landlord) and ________ (Tenant) in respect of the premises situated at the address set out above (Premises).

This letter constitutes formal written notice, given pursuant to the Agreement and the applicable residential tenancies legislation in force in ________ (including, as relevant, the Residential Tenancies Act applicable in that State or Territory), that the rent payable under the Agreement will be reduced with effect from the date specified below.

1. Reduction in Rent

1.1 The current rent payable under the Agreement is $________ (________) per week.

1.2 With effect on and from ________ (Effective Date), the rent payable under the Agreement will be reduced to $________ (________) per week.

1.3 The total reduction in the weekly rent is $________ (________) per week.

1.4 The reduced rent is payable in the same manner, on the same payment dates and to the same account or recipient as the existing rent under the Agreement, unless otherwise notified in writing by the Landlord.

2. Duration of the Reduction

2.1 Unless otherwise agreed in writing between the Landlord and the Tenant, the reduced rent will apply from the Effective Date and continue for the period commencing on the Effective Date and ending on ________, being the remainder of the term of the Agreement.

2.2 Nothing in this notice operates to extend, vary or terminate the term of the Agreement, save for the variation to the rent expressly set out in clause 1.

3. Effect on the Agreement

3.2 No variation of the bond (rental security deposit) is effected by this notice. The bond will continue to be held in accordance with the Agreement and the applicable residential tenancies legislation.

3.3 No reduction or variation of rent other than that expressly set out in this notice is to be implied, and any further variation must be agreed in writing and signed by both parties.

4. Tenant Acknowledgement

4.1 The Tenant is not required to take any action in response to this notice other than to remit the reduced rent as set out in clause 1 on each due date on and from the Effective Date.

4.2 The Tenant should retain a copy of this notice for the Tenant's records.
