I refer to the residential tenancy agreement between us in respect of the above premises (the Premises), under which a rental bond of $________ was paid and lodged with NSW Fair Trading in accordance with section 159 of the Residential Tenancies Act 2010 (NSW).

2. Fulfilment of Tenant Obligations

1. I confirm that all of my obligations as tenant under the residential tenancy agreement and the Residential Tenancies Act 2010 (NSW) have been fulfilled.

2. Please make arrangements through the NSW Fair Trading "Rental Bonds Online" system for the bond to be released and refunded to me within ________ working days of the date of this letter.

4. Reservation of Rights

1. Without limiting or altering any of my rights in relation to the payment and return of the bond, if you do not respond or release the bond within ________ working days of this letter, I intend to lodge a claim for the return of the bond with NSW Fair Trading and, if necessary, make an application to the NSW Civil and Administrative Tribunal (NCAT) under the Residential Tenancies Act 2010 (NSW) for an order requiring the return of the bond.
2. I reserve the right to claim any costs, interest or compensation that I may be entitled to recover in connection with any such action.
3. Nothing in this letter constitutes a waiver of any of my rights, all of which are expressly reserved.
