Dear Sir/Madam,

RE: FORMAL REQUEST FOR THE REFUND OF SECURITY/CAUTION DEPOSIT IN RESPECT OF THE PROPERTY KNOWN AS ________

§1. Introduction

1.1. I, ________, of ________ ( he \"the Tenant\"), write to you, ________ of ________ (\"the Landlord\"), to make a formal demand for the refund of the security/caution deposit paid by me in connection with my tenancy of the property described below.

§2. Particulars of the Tenancy

2.1. The property to which this request relates is situate at and known as ________ (\"the Premises\").

2.2. By a Tenancy Agreement dated ________ made between the parties, the tenancy commenced on ________ and expired by effluxion of time on ________.

2.3. At the commencement of the tenancy, I paid to you a refundable security/caution deposit in the sum of ₦________ (________), the receipt whereof was acknowledged by you on ________ by way of ________.

§3. Performance of Tenant’s Obligations

3.1. Throughout the subsistence of the tenancy I duly observed and performed all the covenants, terms and conditions binding on me under the Tenancy Agreement.

3.2. All rent and other outgoings, charges and rates payable under the Tenancy Agreement have been fully and punctually paid up to the date of expiry of the tenancy.

3.3. I have delivered up vacant possession of the Premises in good and tenantable condition, fair wear and tear excepted, and I have not caused or permitted any damage to the Premises or the fixtures and fittings therein.

§4. Demand for Refund

4.1. In consideration of the foregoing, I am entitled to and hereby demand the refund of the full security/caution deposit of ₦________ (________).
