§ 1. Recitals. This notice is issued with reference to the Lease/Leave and Licence Agreement dated ________ executed between the undersigned (the "Landlord/Licensor") and you (the "Tenant/Licensee") in respect of the Demised Premises (the "Lease Agreement"), the terms of which continue to bind the parties.

§ 2. Default in Payment.

§ 5. Consequence of Non-Payment. Please take notice that, in the event the entire outstanding amount is not received on or before the expiry of the Cure Period, the Lease Agreement shall, without prejudice to the Landlord's other rights and remedies, stand terminated, and you shall be liable to deliver vacant and peaceful possession of the Demised Premises on or before ________, failing which the Landlord shall be constrained to initiate appropriate legal proceedings for recovery of the outstanding dues together with interest, mesne profits and costs, and for eviction, entirely at your risk as to costs and consequences.
