RE: TEMPORARY RENT REDUCTION AGREEMENT
Residential Premises located at ________ (the “Premises”)

Dear ________,

This letter constitutes a written agreement (this “Agreement”) between ________ (the “Landlord”) and ________ (the “Tenant”) to temporarily reduce the rent payable under the residential tenancy agreement between the parties dated ________ in respect of the Premises (the “Tenancy Agreement”). This Agreement is entered into in the Province of ________ and is subject to the residential tenancies legislation in force in that Province.

§ 1. Background

1.1   The Landlord understands that the Tenant is presently unable to pay the full rent agreed to under the Tenancy Agreement for the following reasons:

1.2   In recognition of these exceptional circumstances, the Landlord agrees to grant the Tenant a temporary reduction of rent on the terms set out below.

§ 2. Existing Rent

2.1   The full monthly rent payable under the Tenancy Agreement is ________ Dollars ($________) (the “Full Rent”).

§ 3. Period of Reduction

3.1   The temporary rent reduction shall apply commencing on ________ and ending on ________ (the “Reduction Period”).

3.2   Upon the expiry of the Reduction Period, the Tenant shall automatically resume paying the Full Rent in accordance with the Tenancy Agreement, without any further notice being required.

§ 4. Reduced Rent

4.1   During the Reduction Period, the rent shall be reduced by ________% of the Full Rent.

4.2   Accordingly, the Tenant shall pay reduced rent of ________ Dollars ($________) per month, due and payable on the ________ day of each month during the Reduction Period.

§ 5. Forgiveness or Deferral of Reduced Amount

5.1   The portion of rent reduced during the Reduction Period shall be treated as follows (select one): ________.

§ 7. No Waiver and Continuing Effect

7.1   Except as expressly modified by this Agreement, all of the terms, covenants and conditions of the Tenancy Agreement remain in full force and effect and are hereby ratified and confirmed.

7.3   No relief, indulgence or accommodation granted under this Agreement shall be construed as a waiver of the Landlord’s right to enforce the Tenancy Agreement in accordance with its terms after the Reduction Period.

§ 8. Statutory Rights Preserved

8.1   Nothing in this Agreement shall be interpreted as limiting, waiving or contracting out of any right, benefit or protection conferred on either party by the applicable residential tenancies legislation of the Province of ________, and any provision that purports to do so is void to the extent of such inconsistency.

§ 9. Entire Agreement and Amendment
